Newer houses, older fittings
Stevenson Ranch is among the newest communities we cover — most of it was built from the late 1980s through the 1990s, on the west side of the freeway, and planned as one piece.
Houses of that age have a very particular profile. The pipe in the walls is rarely the problem and usually has decades left. What is running out is everything that arrived with the house on a twenty-to-thirty-year clock: the water heater, the pressure regulator, the angle stops behind every fixture, and the braided connectors under the sinks. They were all fitted in the same month, so they tend to fail in the same few years.
